"

David McGrath, managing director of Cala Homes (East) - who are behind the proposals - said: “We are at the very earliest stages of the process and will be consulting widely with the local community.

No I don't think it is classed as brownfield development.

Plans for Viewforth / Horne Terrace - https://goo.gl/fxcd5Y

I noticed the body repair shop moved out some months ago. Application has been fairly stagnant for past year but revised drawings submitted in March 2015.

Talk about overdevelopment though - 6 stories high!

3 x 1 bed, 9 x 2 bed, 2 x 3 bed duplex, 3 x 3 bed townhouse

Relevance to Boroughmuir (which is in parking zone 2)

"
we were advised that Horne Terrace was in Parking Zone 2 of the City Car Parking Standards and therefore the minimum number of car parking spaces per dwelling is 0, and the maximum is 1.

Does this qualify as a "brownfield" development?

I'm sure lots of people want to live in Bruntsfield and the development will do very well. The flats converted out of the old Warrender Park School / Napier University annexe were all snapped up very quickly for rather hefty amounts.

At the other end of Viewforth of course there is planning applications out to demolish the industrial/garage units along the canal opposite the new school and cram in blocks of flats there too.

The Powerhouse in Porty is being knocked down for an Aldi and housing. All the OOTB tenants there got notice to quit in March (it used to be one of my workplaces) OOTB are looking for alternatives, short and long term I think.

They also have a big place in Portobello in part of the old Scottish Power site called The Powerhouse. Last I heard Dalmeny Street was full and oversubscribed. Maybe they intend to keep the latter?

"

“I think you have got to take all of these things into account. Then still make a sensible business decision. It is only if we can actually make the economics work. Like to what extent could we increase the capacity and what would be the implications?”

As far back as 1990, when former owner Wallace Mercer talked of a merger with Hibs and a single purpose-built stadium, the need for upgraded facilities has been clear. But the partial revamp of Tynecastle has been restricted by the ongoing battle to overcome the constraints imposed by the old main stand. Full of character but crumbling and claustrophobic, there is no obvious solution to its limitations.

"..the old Tynecastle School. I think Hearts had a long standing agreement to buy it but this fell through when they went in to administration last year"

The plans are, I believe, still in the planning portal.

I think that they had some pie in the sky notion of a new mega stand and attaching hotel complex.

The post administration regime appears to have no desire to go down the old 'spend money you dont have' route.

They will have difficulty in raising the required capital to fund any kind of new stand, never mind one incorporating a wider complex.

Given it's city centre location, with very good transport links, Cala will be able to negotiate vastly reduced number of parking spaces.

Very good point about the old Tynecastle School. I think Hearts had a long standing agreement to buy it but this fell through when they went in to administration last year.

"Cala’s proposal would see the category B-listed structure converted into an apartment complex with around 100 flats."

How long until we see that figure more than doubled as they shrink the size of each "flat" closer to the volume of a shipping container?
