<description>&#60;p&#62;The garden city thing at hermiston is still on the cards. Separately, there are placards all over Balerno urging us to save the green belt (just not the bit that all the houses are built on already).  The tram route must up the value of the greenbelt land to the west of edinburgh. Not sure why developers so keen on Balerno sites, one is big field that you can see will be where the houses will go (except if you live across the road) the other site is very sloping and country lane with no pavement.

<description>&#60;p&#62;I stopped in at the Marriott Hotel on the way home to see the proposal by Taylor Wimpey for the West Craigs parcel of land that they are planning to develop.  (It's also there on Saturday 10-4pm before moving to the Drumbrae Library for a week).&#60;/p&#62;
&#60;p&#62;Not a lot of details but does show the intent.  They have the plot of land just to the West of Maybury Road but is only for a couple of hundred houses.  The bigger plot towards the airport is someone elses to develop.&#60;/p&#62;
&#60;p&#62;Leaving to one side whether you agree with building on the greenbelt or not, the chat they gave was one of supporting active travel with good connectivity to neighbouring land,  including the new train/tram interchange at Maybury, putting a new Toucan crossing on Maybury Road opposite the cut through to East Craigs Rigg and a putting in a set of traffic lights and toucan crossing at Craigs Road/Maybury Road.&#60;/p&#62;
&#60;p&#62;Although it has to be said that these new crossing are the responsibility of the council to install rather than Taylor Wimpey. &#60;/p&#62;
&#60;p&#62;One thing I fed in is the need to have local shops so that residents have an option other than getting in the car to go to either of the 2 large Tescos nearby. &#60;/p&#62;
&#60;p&#62;In summary,  if they get permission to build the houses there, then they seem to be saying the right things about active travel,  but as ever it will be the details that make the difference.

&#60;p&#62;There are big new developments going in at Newtongrange and Gorebridge on former colliery wasteland. I'll wager that's got a little something to do with the return of the Railway.

<description>&#60;p&#62;Shawfair was going to one of those rare beasts (in Britain at least) where a sustainable transport hub (the station) would be built before everything else.&#60;/p&#62;
&#60;p&#62;I suppose this new estate would be the same (with the tram), so has more going for it than the Waterfront (after TIE/CEC's complete balls up on the tram :-( ).

&#60;p&#62;The simple answer is 'the crash' - ie lack of confidence by major house builders in people being able to afford houses (or get mortgages) at the lower end of the market. &#60;/p&#62;
&#60;p&#62;Shawfair was less about executive mansions in the Greenbelt. &#60;/p&#62;
&#60;p&#62;Unless you are 100% against &#60;em&#62;any&#60;/em&#62; Greenbelt development, Shawfair had a lot going for it. &#60;/p&#62;
&#60;p&#62;Most was in Midlothian, though I think some plans involved Greendykes. &#60;/p&#62;
&#60;p&#62;BUT there was a joint company involving CEC and MIDL and some house builders, but it was dissolved for lack of progress. &#60;/p&#62;
&#60;p&#62;This is of course the key question (last paragraph) -&#60;/p&#62;
&#60;p&#62;&#34;&#60;br /&#62;
Green MSP Alison Johnstone said: “There’s a bigger question here - how large do we want Edinburgh to be and what are the implications of growth for quality of life in the city?”&#60;/p&#62;
&#60;p&#62;&#34;&#60;/p&#62;
&#60;p&#62;But there seems to be little interest in thinking about the answers or providing a mechanism to make it happen. &#60;/p&#62;
&#60;p&#62;Yes there are strategic/structure plans but they can't deal properly with land ownership and piecemeal planning applications which developers can appeal if they are turned down.

Whatever happened to Shawfair (although think that was Midlothian?) and the &#34;Garden Quarter?&#34;. And the other half of Springside. And the 2/3 of Quartermile that's undeveloped. And Caltongate. And the redevelopment of the Buckstone Water works. Yep, we're definitely running out of land and houses. Better build some more!&#60;/p&#62;
&#60;p&#62;Perhaps what the council thinks we're running out of is high-council tax banded McManshions with parking space for 2.4 cars? Or not content with building a tram that bypasses most of the other population centres, they're hoping if some more houses are built vaguely near it then it will justify all the expense?
