    Now altered proposals for the unit have sparked backlash from locals at Lennymuir and Cammo who claim traffic from the site will make already ‘horrendous’ congestion in the area worse and generate noise and pollution.

    The number of car parking spaces as been scaled down from the original proposals to meet the city council’s policy and an underground parking element has been scrapped. But the developers say the multi-storey will still be Scotland’s largest EV charging hub and one of the largest in Europe. Initially, one in six of the parking spaces will have a charger installed and the rest will be EV-enabled with all the necessary cabling ready to meet demand. There will also be a further 37 installed, accessible EV charging spaces at surface level.

    The development will also have strong public transport links with rail and tram stops at Edinburgh Park station and will include a dedicated mobility hub, connecting to active travel options across the city.

    Plans submitted by S Harrison Developments and national charity Sight Scotland include erection of a 145-bedroom building with facilities including a cinema ‘multimedia room’, gym and cycle parking provision. But residents claim student housing is ‘getting out of hand’ and want the building to be used for the benefit of the wider community.

    Nice crescent

    The north side had enclosed communal garden the Neighbourhood kids could play in safely, right along the back greens of the crescent.

    The existing building in these plans is modern though and already not really in keeping with the crescent.

    83S Student Residence Limited submitted a planning application on November 23 to build student flats on the empty lot, including a ground-floor commercial space, bike hub and communal lounge. The block would extend to a lower ground floor and amenity area to the rear, accessible by a ramp.

    Starting to wonder if we're going to see another Shared Repairs-style scandal in a few years time, finding out these officials are all involved with or getting backhanders from the developers.

    If you don't want to develop the site for BTR anymore, either build actual-homes like your planning application grants you the ability to already and sell them, or sell the land to another less myopic developer. The way officials keep bending over backwards for this "we overpaid and market conditions have changed, so you have to give us different planning consent so we can make use a more exploitative revenue extraction model" mentality is ridiculous.

    "But the real reason I make the comments is that we have a huge lack of community spaces where people can socialise, get a drink, get something to eat, and, especially in Leith, that's quite obvious. It seems that any building, like the bingo on Manderston street, that goes out of business, the first option is to build student accommodation and that is not what Leith needs.

    The empty plot in the city’s Willowbrae was going to be turned into 48 flats, a quarter of them deemed “affordable”. The loss of the pub was a blow to some, but the flats would smarten up the area – and the affordable ones are desperately needed in an area where, like most of Edinburgh, house prices have shot through the roof.

    Then the developers changed their minds. The flat plans were scrapped, and replaced with plans for 138 student flats, in a practice known as “flipping”.

    The feelings of many were summed up by local councillor Danny Aston who described the move as “a real slap in the face”, adding: “We have thousands of homeless families in this city.” Local MP for Edinburgh East, Tommy Sheppard, added: “It defies belief that despite having a workable proposal to build homes, this developer is focused completely on their profit margin and is planning to pack in students like sardines in a can instead.”

    Analysis of the PBSA market by property firm Savills found that Glasgow needs an additional 22,000 beds to meet requirements for student accommodation in the city. There is also a shortfall in Edinburgh, with Scotland’s capital city requiring 17,000 further beds.

    Dr Olivia Swann, Clinical Lecturer in Paediatric Infectious Disease at Edinburgh University, also spoke at the event. 

    Thanking the women for their moving testimonies, Olivia’s presentation explained how homes are much more than just physical structures and made clear that “strong scientific evidence has shown that poor housing can affect someone’s physical and mental health throughout their life”.

    However estate agents handling the sale say the 130,000 sq ft site offers "endless" refurbishment and redevelopment options, including residential, “boutique hotels,” offices and student housing.

    The area is of mixed use comprising private residential, student accommodation, university buildings and offices and is close to the well-known redevelopment of the city`s former children’s hospital site, Royal Meadows. “Quartermile, the well-known mixed use re-development of the former Royal Infirmary of Edinburgh is within minutes walking distance.

    What's the relevance of it being near to two former hospital sites that have been redeveloped (and one of them being pretty sterile at that)?

    That it's fine to convert valuable public amenities into more flats and student digs?

    Looks like the site as a whole is B listed, including the tower: https://portal.historicenvironment.scot/designation/LB48536 I don't think that would put off property developers, though. Putting student housing in former animal pens might be a bit on-the-nose, though.

    Going by the article we mightn't lose the performance spaces and galleries and cafe and bar, but it does make me gloomy. I've seen some good stuff there, and the thought of more student flats and another boutique hotel doesn't inspire.

    Plans have been submitted to the council for a new care home and commercial units on a busy Edinburgh road.

    In January, Northcare Scotland Ltd submitted a pre-application notice to the council ahead of plans to build a 60-bed care home on the corner of St John's Road and Manse Road in Corstorphine.

    “That application, although it was approved, that building was never built and since then the applications that have been going in have been more and more geared towards very small apartments – too small arguably, certainly for families – and possibly it would breach all regulations except the very minimal regulations that there are for student flats.”
