@ejstubbs - yes, apparently regulation isn't needed because all short-term let owners are pure as the driven snow and their properties exceed any possible standard that may be imposed. At the same time, the cost of complying with licensing standards will drive them all out of business and no-one will ever visit Scotland again.

@chdot, if Johnson is Britain Trump, then Truss is Britain Sarah Palin.

"nearly a tenth of private rented properties in Edinburgh are owned by just 15 “super landlords” (‘New figures reveal tenth of private flats in Edinburgh owned by ‘super landlords’ amid growing fears about soaring rents’)."

According to this tweet from Tommy Sheppard...

"the very controversial AirBnB planning appeal on the Grassmarket (c. 600 letters in about it!) has been rejected."

An Airbnb owner has been ordered to “cease advertising the property and to cancel any bookings” by the Scottish Government following noise complaints to the police “from a disgruntled neighbour”.

Yet more student accommodation being planned.

    http://dailybusinessgroup.co.uk/2022/06/former-it-offices-to-make-way-for-student-homes/

This is on Stevenson Road, just before it joins the Western Approach. It's bleakly busy. Imagine you're a student being lured to Edinburgh with a view of the Royal Mile skyline etc and then you get dumped between Murrayfield Stadium and Sainsbury's supermarket, with a load of traffic whizzing by.

Anecdotally, Abbeyhill is once again besieged by hordes of wheeled suitcase trundling, or backpack toting AirBnBers, wandering around with smartphones trying to locate their informal unregistered hotels in tenement stairs...

Back to Business As Usual despite the ongoing pandemic.

A Polish HGV driver living & working in Scotland (agency work) has related a job he got to deliver furniture to a property on Skye, purchased by 2 women in London, very specifically for AirBnB lets, without really checking the place out

They expected him to lug the delivery some 300 metres from the nearest road access, and complete the assembly & installation. Eventually they sourced a local octogenarian who was expected to assist with this work. They were struggling to find cleaners/housekeepers to prepare for each new booking, and the HGV driver slept in his cab as there were no regular flats/rooms to rent on Skye - the nearest he found were Lochcarron (a single bed flat at a price some 50% higher than I see for 2-bed flats in Central Glasgow) or a flat in Spean Bridge .... just work out the geography!

This might well kill the goose that lays the golden egg as there is no regular accommodation for the people required to manage these holiday lets for the absentee owners

Meanwhile in a Glasgow close where registered landlords cannot rent to more than 2 people or get HMO licences because of the common stair and arrangement of the flats, one owner is letting to a person, who than advertises the flat as AirBnB for up to 6 people (& 6 do stay there - frequently) On 2 occasions the Police attended for disturbances, including an estimated 40 at a party during lock-down, with further 101 reports of noisy times at 04.00, that other residents dealt with.

Others have suggested why not do Air BnB - £150/night in Glasgow vs c.£800/month as a regular SAT.... but this seems to be a high stakes gamble that will soon be ending

McGhee, 42, whose pubs include the Athletic Arms, says the housing crisis has been fuelled by the increasing number of short-term lets in the city. “Properties that first-time buyers would have bought are being snapped up by Airbnb investors,” he says.

“My staff used to pay £800 for a flat and £500 to rent a room in a shared house – now flats are being put on Airbnb for up to £2,300 a month. Traditional landlords and first-time buyers aren’t able to compete as they’re getting outbid.”

Person who organises rowdy and raucous events for money is upset when controls are proposed on their lucrative business which creates inconvenience and disturbance for residents (and other tourists).

Nothing to see here, move along.
