Wherever they build it, the land ain't going to be cheap!

"the land ain't going to be cheap!"
It's free - we already own it!
Back in the real world -
Main options are Astley Ainslie and Royal Ed.
NHS obviously 'needing' top price from highest bidder - likely to be housing ('executive' or otherwise) - subject to planning permission of course - responsibility of CEC which wants to build the school.
So somewhere along the line the expectation that the NHS has a valuable (non health/medical) asset will have to be fulfilled (or compensated for if 'society' decides there is need for a school which means the same land has 'less value').
If only there was a way to do things differently...

NHS have just moved out of Woodburn House (next to the AA) too.

Understanding and adapting the land market is key to solving our housing crisisThere is something profoundly wrong with our housing system: demand and prices continue to rise yet supply does not, largely due to the development process. Toby Lloyd argues that any serious attempt to address the housing crisis must include measures to change the land market, allowing those who want to build to buy land at a low cost.

I would go with that if the land was brown and developers were being encouraged to create new use for old space instead of the predictable build on a field to realise a quick buck mentality
