Tip of the hat to CALA who continue to be active in developing brownfield sites where most wouldn’t take a second look

  3. Cue bad congestion around the area getting ten times more horrendous when 400-odd new residents and their 2-cars-per-household are added to it.

Any new development in that area should be car-free. There are plenty of buses running in all directions from Ocean Terminal, and the trams may be running through there in the next decade too. Chuck in a number of City Car Club bays and there's no need to own a car to live there.

Although I agree with klaxon that it's good to see something being done with it sadly Cala have a shocking record of screwing up active travel. The two developments in most familiar with include steps where there should be ramps/slopes and chicanes which meet neither Scottish nor rUK standards. Joining the development to the NEPN should be a requirement but I can't see them volunteering.

There customers also seem to have a propensity for more cars than their large drives can handle and generally store them on the pavement. Grr

It is unfortunate that if you can afford a Cala home you can probably also afford not just a car, but an expensive one, and probably a second.

The class of vehicle parked in the Brunswick Rd car park (that should be a beautiful back gardens but instead is block pave hell) is significantly higher than the Leith Walk average

The price of the CALA Brunswick Rd flats is also about a £150k premium on your typical nearby flat of equivalent number of rooms.

If you're on of the few people who try to use it, beware of the cycle path next to the footway along Ocean Drive as it's currently featuring an unrepaired trench along most of its length, a covering of blown-over plastic barriers and blown-over roadwork warning signs.
