    THE £10 million luxury tourist village backed by the former owner of Jenners is set to be axed after Midlothian council chiefs said it could pose a "significant threat" to commercial trade, the Evening News can reveal.

    The Fordel View development, five minutes south of the Edinburgh City Bypass, was to bring thousands of tourists and 300 jobs to the region with the creation of upmarket restaurants, cafes, a hotel, and tourist centre.

    Randomly connected (not really) to the above - this story on the Guardian website (not sure if its in the paper too). Arts and tourism more tasteful than tourism as shopping

    Yes.

    There are no simple answers to such places - close to a major city, along the road (literally) from a major 'retail park' (or two) and bypassed to remove much 'passing traffic'.

    Bit like Musselburgh (though perhaps worse).

    Some places can 're-invent' themselves or get gentrified (more noticeable in London) - happened slightly in Leith.

    But the reality is that 'most people' have cars and drive to supermarkets. That leaves people who are 'too poor' to own cars - and shop. Then their's that weird minority who prefer bikes and like to shop local, perhaps there should be more of them in Dalkeith.

    If you look at the "artists impression" it's basically a giant car park, with some shops around the periphery, a petrol station, a McDonald's drive through and a kwik-e-mart. That's really high class that is.

    I particularly like how it is bisected by a large road with no obvious pedestrian route, probably making it difficult and unpleasant to walk from one side to the other. Nice touch.

    What's the point in building a bypass just to start building around it. Then they'll need to build a new bypass to bypass the bypass that's full of cars trying to stop off at Gold Brothers

    Ominously though: "Final approval for the plan lies with the Scottish Government".

    Given their track record (Trump golf course, Forth bridge, etc.) that means a new 'tourist village' / retail park / drive in Mickey D's will be coming to a bypass near you soon!

    Some place new to drive to since they built that big new "bypass".

  21. 300 jobs! Rejuvenation! Economic boom!

    C'mon, we all know that Craigmillar is one of the most prosperous areas of the city after they built up/linked up Fort Kinnaird. Stands to reason. Loadsa money. Jobs. Prosperity. McDonalds. Your own hotel room with a car park view...

    Rejuvenation of the Dalkeith area by removing the last vestiges of any need to actually go/stay in Dalkeith seems a mite.... strange?

    Problem is this is private money, and private money won't rejuvenate a town centre because there are different owners of buildings and the council owns the car parks and the pavements. Private money buys a whacking great expanse of land which you can effectively do with what you want. All revenue is your own. Sod the wee towns around. 12 years ago I moved down here, to Mayfield just south of Dalkeith, and Dalkeith at that time was crumbling. A reversal of that would take government money + not allowing developments such as this.

    Actually, I see a divergence from the parallel up north in my home town of Ellon. It was always a commuter town for Aberdeen, and to a certain extent Peterhead, so didn't really need its own facilities. Then it got a bypass. But I've noticed every time I go back now, Ellon seems to be getting better. It's well kept, there aren't dozens of charity shops, businesses are moving in and there are local producers starting to thrive. I've no idea what they did, but I do know that Aberdeen, to a large extent, doesn't have the same big out of town retail centres.

    Something like House of Bruar might work; selling locally made, high quality stuff e.g. Borders knitwear, Ballencrieff pork. But it would have to be off the A1 somewhere down past Dunbar to catch tourists wanting a break on their way to Edinburgh.

    However, the Scottish government called in the application because the plans were contrary to the Edinburgh and the Lothians Structure Plan.

    The government has now announced the development can go ahead.

    See, I told you so. Scot gov always seems to have time for private developer's stupily inappropriate ideas, even when they contravene their own policies.

    The independent Reporter that considered the called-in planning application recommended that permission be refused. Scottish Ministers chose to ignore the Reporter's recommendation and to grant permission. The decision letter is available at:

    "In the public interest" is Scottish Government newspeak for "In the developer's interest". Midlothian Council seem determined to try and draw tourists OUT of their own town centres.

  26. Interesting. Not got to the reporter's bit yet, but it does appear the conditions preclude the sale of white goods, mobile phones, pet supplies etc. so perhaps 'not' yet another identikit shopping expanse.

    Still think it's odd, but there you go.

    That's not Fordell, it's Bartholomew's Firlot iirc. Exactly where we were shouted at in May by the 4x4 driver who claimed he couldn't see us.

    The decision bits from the letter:

    6. The Scottish Ministers have carefully considered all of the evidence presented at the hearing, the consultation responses and representations, the Reporter’s findings of fact and his reasoning and recommendation thereon. They accept the Reporter’s findings of fact and are of the view that this is a complex case, in which there are contrasting and conflicting arguments for and against the proposal, with clear differences of opinion about the weight that should be attached to the economic arguments.

    7. The Scottish Ministers agree that the proposal is contrary to the development plan and have carefully considered all the issues raised in the report, particularly in relation to the displacement of jobs and the sequential test. However, they consider that the public interest in this case does not lie in refusing planning permission. They consider that significant weight should be afforded to the potential economic benefits in terms of investment, increased employment opportunities, as currently intended, and the potential benefits to tourism locally and regionally. Scottish Ministers consider that these are material considerations which support the proposed development and are of such significant nature that they outweigh the development plan presumption. Scottish Ministers, therefore, do not accept the Reporter’s recommendation that planning permission be refused.

    So, basically, McJobs trounce any planning restrictions, consultations, conflict of interest, independent adjudication, etc. It's Shcotland's Economy, stupid! "Wealth creators" must be allowed to do as they please with their own money, dontcha know? Especially when they are creating "economic benefits", even if we can't really quantify what they are, except to say they have "significant weight".
