    second para particularly galling. would love to get someone to actually respond to Morningsider's critique of the financial case.

    "The City of Edinburgh Council has now determined that the application be Granted in accordance with the particulars given in the application.The decision with any conditions, reasons and/or informatives can be found on the other side of this letter. Full details of the final scheme, including the report assessing the application, can be found on the Council website at http://www.edinburgh.gov.uk/planning .

    The reason for the decision was
    The proposals are contrary to policies Des1, Des3, Des10, Env3, Env6, Env11, Env12 and Os1 of the Edinburgh City Local Plan. However, the application is for enabling development and it has been demonstrated that the proposed quantum of development is the minimum necessary to fund the long term future use of the category A listed buildings and the surrounding landscape. The significance of the public benefits, which crucially not only ensure the long term future of these buildings but retain public access to this historic place to the benefit of the wider community, outweigh the more moderate disbenefits of allowing development contrary to policy. There are no other material considerations which outweigh this conclusion."

    When the flats go on sale I intend to crunch the numbers. If there are any discrepancies between the projected sale prices and the actual prices then I will be on to the Council like a shot. Not that it will achieve anything - but I will be more than happy to say "I told you so" when this happens.

    What's the delay on starting at Craighouse? I thought they said it was "shovel ready" and would start work the day after permission was granted.

    Scottish office/parly are not calling it in so is there some other kind of delay / option for refusal?

    Okay - lets assume the new flats advertised by Rettie are in the proposed "Burton" block. The developers told the Council that these would sell for £350 per square foot, a price used to justify the large amount of new-build so the developer had enough profit to "save" the A-listed buildings.

    Well, knock me down with a feather but they are going for at least £460 per square foot for for a duplex and £440 per square foot for a teeny two-bed. As these are "Prices from" figures, I imagine many will go for more than that.

    I said at the time the predicted selling prices had been artificially depressed to allow more new build than required, as they are much more profitable for a developer (see previous posts). The Council officers said that the developers predicted selling costs were correct and anyone claiming otherwise was wrong.

    Well City of Edinburgh Council - you have been duped by a developer again. You were warned and chose to ignore those warnings. Now one of the city's best urban green spaces and the setting for A-listed buildings are being despoiled for private profit.

    Just three words for you:

    ROYAL HIGH SCHOOL

    Don't get it wrong again.

    Interesting link ih.

    I noted one thing reading through it with an element of schadenfreude;

    Just three Carillion PPP contracts – thought to be the Midland Metropolitan hospital in Smethwick, Merseyside’s Royal Liverpool hospital and an Aberdeen road project – are behind the bulk of the £375m losses that relate to the UK.

    Anyone interested in a 2 bed flat better have deep pockets. Nothing for less than £1/2mil
